Convention has always explained that the seller is paying the commissions, but that isn’t exactly correct. Commissions on both sides are part of an asset‑for‑asset exchange: cash for a house. Like in any asset exchange, there is an exchange fee. I help you interpret the inspection report and understand what is material versus normal wear. I help you decide what you want to request, accept, or walk away from. I manage communication with the seller’s side during the inspection process.

Document Management and Deadlines

I handle every document transmission between you, the seller, and the closing company. I track all deadlines and keep you informed so nothing slips through the cracks. I make sure your file moves in the correct order from acceptance to closing.

Closing Preparation

I coordinate with the closing company to ensure your file is complete. I confirm lender requirements, closing instructions, and final details. I stay with you through the final steps until the transaction is closed.
