Listing agency exists to support the seller. When you hire an agent to list your home, you are hiring someone to manage the sale, control the flow of information, protect your negotiation position, and keep the transaction moving in the correct order from preparation through closing. A listing has pressure points, deadlines, and decision moments, and agency is the structure that keeps those pieces organized. The point is simple: the seller has someone responsible for the process and accountable for the outcome.
Preparing the Listing
I meet with you to understand your goals and review the property. If you’ve already moved, I coordinate the local tasks you can’t be here for—lawn care, cleaning, minor repairs, sign installation, and basic upkeep. When possible, these are billed directly to you; when not, I track any out‑of‑pocket expenses and they’re reimbursed at closing.
Pricing and Market Positioning
I analyze the market, help you choose a pricing strategy, explain buyer behavior in your range, and prepare the listing materials and photographs.
Commission Structure
You decide what commission to offer cooperating agents. We discuss how compensation affects exposure, buyer traffic, and negotiation strength. Nothing is automatic; everything is negotiated.
Drafting the Listing Contract
I secure the required forms, complete them according to your objectives, and explain what each clause means. I don’t give legal advice, but I tell you when attorney review is appropriate. Once everything is understood, we finalize the agreement.
Going Live and Managing Showings
I publish the listing, coordinate showings, track feedback, and keep you updated on buyer activity while protecting your confidentiality and leverage.
Receiving Offers and Negotiation
I review offers with you in plain English, explain contingencies and timelines, and help you evaluate buyer strength. I negotiate according to your objectives and manage counteroffers to keep the deal aligned with your goals.
Inspection Phase
I help you interpret inspection requests and decide how you want to respond. For absentee sellers, I also coordinate inspections, radon testing, mitigation, and other post‑acceptance obligations.
Document Management and Deadlines
I handle every document transmission between you, the buyer, and the closing company. I track all deadlines and keep you informed so nothing slips through the cracks.
Closing Preparation
I coordinate with the closing company, confirm payoff details, ensure your file is complete, and provide any reimbursable expenses for settlement. I stay with you through the final steps until the transaction is closed.
