The East Side Madison homes under $500K is a story of two major age groups: homes 15 years old and newer (40%) and homes 40 years old and older (47%). Interestingly enough of the newer homes over 50% are new construction so there is definitely a new construction boom going on for homes in this range on Madison’s East Side especially in neighborhoods like Femrite at Roselawn, Glacier Heights, Grandview Commons and Secret Places.

What do these East Side Madison homes look like?
The newer homes on Madison’s East Side, those 15 years old or less, are of course more contemporary looking and have most of the modern features you would expect in this price range. You will likely encounter beautiful hardwood floors, cabinets and woodwork, full master suites with full baths and large walk-in closets, vaulted and cathedral ceilings, solid-core doors, complex roof lines, multiple car garages and beautiful solid surface counters including Corian, quartz and granite.
The older East Side Madison homes will have a different charm about them and you will expect to see cased doors and windows, ceramic tile floors as well as hardwood, leaded glass in some of the windows, remodeled kitchens that include modern stainless steel appliances and fine cabinets, crown moldings and other special touches of an earlier era.
These East Side Madison homes tend to be around 2,000 square feet of finished space. When there is finished square feet in the lower level it adds an average of 700 additional square feet. Nearly all of these homes have at least three bedrooms and two full baths with roughly half of them having four or more bedrooms. Some of the older homes in this group have five and even six bedrooms. Basically the older homes are big! And if they have been properly up-graded and up-dated through the years they can represent a very real value.
